How to Fix a Leaking Metal Roof

Below are the different causes of leaking metal roofs and the steps on how to repair a metal roof.

Holes and Punctures

Water stains on your ceiling, wet insulation or visible holes in your roof indicate that there is  a hole or puncture in your metal roof.

Below are the steps on how to fix and repair a hole on your metal roof.

  • Identify the place where the leak is coming from.
  • For small holes or punctures, use a high-solids polyether or silicone sealant which suits your roof material.
  • For larger holes or tears, patch the area with a piece of matching metal with the help of a screw on each side and seal the edges with roofing sealant by using a caulking gun. This is one of the ways how you can patch a metal roof.
  • If the damage is significant, you will need to replace the damaged metal roof panel completely.

Caution

The above steps should only be attempted by professionals.

Rust and Corrosion

When the protective covering of the metal is removed this can lead to rust and corrosion. Extensive rust and corrosion can weaken the metal roof and compromise its structural integrity. Here are the steps to follow to remove this rust and corrosion.

  • Make use of a wire brush and sandpaper to remove the rust from the affected area.
  • Once the area is clear, apply a rust-inhibiting primer.
  • Paint the primed area with a matching metal roof paint or seal it with a metal roof sealant.

Loose Fasteners or Seams

Loose fasteners can lead to water entering the open spots on the metal roof. If the seams are installed improperly this can lead to leakage. Repairing a metal roof with loose fasteners or seams involves the following steps:

  • Use a screwdriver or drill to tighten any loose fasteners.
  • Replace any screws or fasteners with new ones of the similar type and size.
  • Over a certain period of time due to expansion and contraction caused by fluctuating temperatures, the seams can become stressed and may start to split or separate which allows water to seep in.
  • If the roof seams are separated try reattaching them by applying roofing cement underneath and then press it down firmly.
  • Secure the seams with a new set of roofing screws and washers.

Flashing Repairs

Neglecting to repair the flashing can cause leaks in your metal roof.  Here are a few ways on how you can treat this problem.

  • Improperly installed flashing can lead to water infiltration.
  • Examine the flashing around chimneys, vents, and skylights to identify any signs of damage or gaps.
  • Then seal the gaps and damaged areas with roofing sealant.
  • If the flashing is completely damaged then you need to change it with a new one.

Call A Professional

Repairing a metal roof may require professional assistance. If you are not comfortable working with heights or can’t deal with broader damage, consider calling a roofing contractor. Here are some scenarios where you may need to call a professional.

  • If you are dealing with a severe leak due to poor installation.
  • The steps to repairing a metal roof are difficult to understand and out of your skill level and comfort zone.
  • Your metal roof has been affected by a storm and needs to be replaced.
